Using technology to sell houses

I have been transferred more than a few times in my life. When shopping for a home in a new city, one of the hardest things for me is remembering the houses that I have been in. After I look at a bunch of houses in a certain price range, they all blur together. How do you you make your homes stand out from the crowd?

Recently I was talking with a developer in Atlanta, he was having a hard time selling his condos. He decided to install a very simple, remote control lighting system from Lutron and an LCD in the living room. His investment in each condo was less than $1000 (these are small condos, he put in 32" LCD televisions).

The rate of sale for his condos increased, and he is convinced that the TV and lighting control were instrumental in differentiating his product from the competition. He thinks that it helped his product stand out from similar condos in the same area and price range.

Your thoughts? Have you tried something like this? Have the results been positive?

I sell technology: security systems, intercom systems, tv cabling, phone cabling, and central vac's.
The homes that have these products are upscale. I wish I did more of them, but so many builders are reluctant to install any of these product lines.

We have sold two moderately priced homes in the past two years both had an inexpensive home theater in them. The realtors feedback almost always mentioned that their client remembered the LCD Projector and surround sound.

We usually left the home theater running with either a family film or ESPN when potential buyers walked through. We sold both of the homes in less than half of the expected times and had more potential buyers due to the home theater listed on the MLS.
