Moving That Inventory

Yesterday I posted an article on HGTVPro.com about some of the incentives builders are using to sell houses these days. I found it very interesting to learn about the need to be creative with such incentives. Cutting the price of the home isn't enough. Some of my favorites among those mentioned included a walk-in sauna and tile floors. I can also see how covering part of the closing costs would have a huge appeal to buyers, too.

What are you doing to help sell your houses during this downturn? Share your ideas with other builders who are in the same boat ... and about ready to abandon ship.

Besides, I love hearing about the creative ideas that builders come up with, whether they're details in the houses or ways to sell them. What's working for you? What's doesn't work? Let me know.

The builders that I work with use beautiful crown mouldings and other inexpensive trim to give the house an upgraded look. Its not as expensive as people think and really makes a huge impact.

Perhaps Builders should review their realtors, and/or representation. Recently, interested in
a $2million dollar house for a relative I picked up my wife and relative, only to see the realtor pick up 'Open House' signs at 3:15pm. Slow day? But,
it only takes one Client...

To sell I motivated the realtors, I wanted to motivate the realtors to put people through the house so gave a 1% bonus to the buying agent in cash at closing if they had the contract within 30 days.

I have seen a local developer in SE Michigan advertise that they will buy your current house if you buy one of theirs. We have also seen leases on popular cars included, plasma TVs, etc. I have given up on building spec homes for the time being. Maybe in another 5 years or so. Right now I only build a home if it has a buyer.
